Different Types and Configurations of the Laboratory Oven

There are a variety of uses for laboratory ovens, particularly in terms of thermal processing applications such as laboratory work, testing of component and stability, glassware drying and sterilization. A laboratory oven is a thermal processing unit of lower temperature which is usually at or below 1400 degrees. It also does not have refractory insulation.

Hot Air Soldering

An alternative name for the oven is a kiln. With a very high temperature, the kiln is used to burn ceramics and heat minerals. When burning ceramics, the kiln is set at very high heat, usually at 2300 F or higher. However, the kiln is ran at a lower temperature when used to dry wood products. Laboratory ovens are also used for common industrial processes as well as other applications such as aging, baking, curing, pre-heating, burn-off, drying, melting, hot press, quenching, sintering, soldering, sterilizing and others.

Hot Air Soldering

Temperature range is topmost specification for a laboratory oven. Temperature range is the maximum temperature for the laboratory oven to run and still keep its performance rating. The volume of the unit's interior space, when heated, is also a standard that needs to be considered. Another important consideration when identifying specific oven types is pressure range.

These products can have any one of a number of configurations which include cabinet, conveyor; muffle; walk-in and vertical. A cabinet or bench oven is a small classification of equipment that is set up on integral stands. Cabinet ovens are commonly used to process product quantities in one batch. On the other hand, a conveyor or continuous unit tends to lean towards automated greater quantity production of items that have small to medium sizes. In a conveyor oven, the kind of system used is dependent on work volume to be produced, obtainable temperature and product line.

Meanwhile, the muffle or tube oven uses indirect heating, in which the material to heat is stored in an outside heated refractory container. The muffle oven uses a space-saving vertical configuration. Compared to a horizontal configuration, the vertical type usually has a greater height clearance requirement. Vertical configuration, however, does not mean the airflow direction. Also known as a truck-in oven, a walk-in is a bigger batch equipment, which is usually made of two doors as well as integral shelves and carts. A walk-on oven is used to process larger product quantities in one batch.

Two other important specifications for laboratory ovens are control and heating. Controls can come in either programmable or single set point configuration. A programmable laboratory oven can be set to reach various temperatures at various time intervals while a single set point oven has a specific point of temperature to reach once it is activated. Another important specification, which is heat source can come in any of a number of common types such as arc, induction, combustion, contact, resistance, indirect, natural gas, infrared, rf, propane, steam, microwave or oil.

In addition, another equally important consideration when for an oven specification is atmosphere. There are several common types of atmospheres. These include air, inert, salt bath and reducing.

Other common features that comprise laboratory ovens are air filtration, alarms, explosion proof construction, logging options, shelving and cooling systems.

Like any other thermal processing unit, one should exercise care and caution when operating lab ovens to avoid accidents from happening. It is important to be informed first of what to and what not to do when using a laboratory oven.

How to Clean Metals - Brass, Copper, Pewter and Silver

Wash brass, copper, pewter and silver or silver plate in a warm solution of washing up liquid and water. Rinse in hot water and dry with a soft cloth.

After washing, use one of the following polishing methods. If you don't want to uy a special cleaner, try rubbing the surface with half a lemon dipped in salt. Rinse and buff with a soft cloth. This method, however, tends to lighten copper and bring out the orange colour. Alternatively, apply a proprietery cream or liquid with a soft cloth and buff before the polish is completely dry. Some brands can be rinsed off with water and are ideal for intricate pieces. For heavier tarnishing, use copper or brass wadding impregnated with polish. This is messy and requires elbow grease. Do not use too frequently as it is quite abrasive.

Pewter:

Never use harsh polish. If the item is heavily tarnished, use a proprietary silver cleaner.

Silver:

For dusting, use impregnated silver polishing cloths or mitts. Silver is a soft metal, so don't rub too hard. Use straight even strokes - never rub silver crosswise or with a rotary movement. For polishing use one of the following methods. A cream or liquid polish is often recommended by manufacturers of fine silver services - these products are ideal for moderately tarnished items. Allow to dry to a fine powdery deposit, then buff with a soft, dry cloth. Foaming paste is idea for cutlery and for covering large areas such as platters. Apply the paste with a damp sponge and lather to a foam. Rinse in water and dry thoroughly. Sprays are good for covering large areas; wadding is available for heavily tarnished items.

Innovation - Core Competency For the 21st Century

Despite the growing recognition that innovation is the only sustainable source of growth, competitive advantage, and new wealth, an Arthur D. Little survey of 669 global company executives found fewer than 25 percent of the companies believe innovation performance is where it needs to be if they are to be successful in the competitive marketplace. Having tried an endless array of alternatives, company leaders are now accepting enterprise wide innovation as a key operational discipline, just as in the past they adopted the disciplines of quality, planning, and management.

Of course, innovation is not a new discipline in most organizations. But the old ways, even those that may have worked in the '80s and '90s, are no longer adequate. Firms across the board are engaged in exciting experiments to reinvent the way they create the future, because "business as usual" hasn't produced the desired results.

Given the torrid pace of technological and global change, the commoditization of product lines and industries, and convergence of strategies, companies are literally having to reinvent how they accomplish the all-important task of "inventing the future." Having examined numerous companies and their innovation approaches for a forthcoming book, I believe that, winning firms will embrace the following four essential principles of managing innovation in the new century.

Principle No.1 - A company's approach to innovation must be comprehensive. One day in l977, an engineer at Canon put a hot soldering iron a little too close to an ink-filled syringe. The heat boiled a tiny amount of ink in the needle, expanding it into a gas, which pushed ink out the tip of the needle. The result of this accident was Canon's breakthrough bubble jet printing technology.

At Pfizer Pharmaceuticals, scientists attempting to produce a drug that would stimulate receptors in the human heart ended up stimulating receptors elsewhere in the human anatomy, giving rise to the impotence wonder drug Viagra. NutraSweet, the artificial sweetener, was discovered when a research chemist working on an ulcer treatment, licked his finger to pick up a piece of paper and noticed the astonishingly sweet taste.

While spending millions and even billions of dollars annually on research, most companies innovation successes come about primarily by accident. And while serendipity will always play a role in innovation, most companies approach their innovation process in a piecemeal, haphazard fashion that is anything but comprehensive. This can backfire, as Gillette discovered.

Gillette powered through the previous decade largely on the strength of a breakthrough product: Sensor. Introduced in l990, the new shaving system kept imitators at bay with no fewer than 29 patents and men from Jakarta to Peoria to Paris raved about the closeness of the shave. Despite selling at a hefty price premium, Sensor outsold its nearest rival ten to one. Wisely wasting no time after Sensor's launch, Gillette began development of Sensor's offspring, Mach3, which was introduced in l998.

But Mach3, while a hit in North America, did not have the same impact on revenue growth or stock price for Gillette. The super-premium product sold poorly in financially depressed Asian countries, growth stalled, and suddenly Gillette was being mentioned as a takeover target. Formerly laudatory Wall Street analysts began focusing on Gillette's heretofore hidden weaknesses:... inertia, inefficiency, mismanaged inventories and receivables, a Golbergian corporate structure cobbled together over years of acquisitions, it underperforming divisions.

The lesson of Gillette's sudden reversal of fortune is this: while breakthroughs like Sensor are beneficial, innovation must be promulgated in every area of the firm. Today, the practice of innovation is generally similar to how companies approached quality in the early 1980s. In those days, quality was a department - products were inspected before they were shipped. Now, quality is the responsibility of everyone in the organization. It has become systematized: "It's the way we do business around here." Today innovation is still confined to a few departments - primarily R&D or marketing. New ideas are almost always directed from the top down, rather than emerging from the bottom up, from suppliers, or from customers. But we are rapidly entering an era in which innovation, by necessity, must become everyone's responsibility.

To produce ongoing results, a small but growing number of firms are making innovation as much a responsibility of purchasing, operations, and human resources, as it is for new product development or marketing. It is not just a term to drop into the company's advertising and marketing, it must be part of the DNA of the organization. This deep commitment to innovation as a core competency doesn't preclude a company from purchasing smaller start-ups as part of its growth strategy. B&D (buy and develop) is quickly taking its place alongside R&D (research and develop) as part of company's comprehensive approach. But growth through acquisition is no substitute for a deep-seated commitment to home grown innovation, if those acquisitions are to bear fruit.

The only thing that separates you from your competitors are the skills, knowledge, commitment, and innovative abilities of your people. To win the competitive game, every company must strive to provide customers with a value proposition that is noticeably superior to the one you offered yesterday. To win, companies must respond to newly emerging customer needs with well designed products and services and business models that anticipate these needs. They must employ new technologies that reduce their cost of doing business, and allow for greater speed and customization.

For these reasons, innovation cannot be confined to one or two departments or farmed out to an elite group of star performers. Instead, it must permeate the entire company, and it must encompass new products, new services, new processes, new strategies, new business models, and the pursuit of new markets. It must be comprehensive.

Principle No.2 - Innovation must include an organized, systematic, and continual search for new opportunities. Back in the early 90s, AT&T's top brass allowed a small unit of its mammoth planning department to call itself the Opportunity Discovery Department, or ODD for short. This band of maverick thinkers gave itself the truly odd task of shaking up the giant company's thinking. One day in l995, members of the unit donned sandwich boards outside an important meeting which read: "what if long distance were free?"

While the question was dismissed as "ridiculous and irrelevant" at the time, today AT&T's long distance revenue is declining so rapidly that the company may sell off its long distance business in order to pursue faster-growing parts of its portfolio. Moral: today's seemingly irrelevant question could quickly become tomorrow's threat - or opportunity.

What methods do you and your company employ to detect changes that could spell doom - if appropriate action isn't taken, or boom, if they are. At firms that make innovation a core competence, specific systems and practices are in place that promote a deeper understanding of social, demographic and technological change. Delphi Thermal Systems, the Westport, N.Y. division of Delphi Automotive, has a Futures Council. Eastman Chemical in Kingsport, Tenn., has formed a think tanks to track the trends and ask searching questions such as: What do these developments mean to us? How might we take advantage of them? What threats are on the horizon that we must respond to now if we are to turn this change into an opportunity?

While such questions are traditionally the purview of senior management, the pace of change today requires broader participation. Forming opportunity-spotting teams allows people from all functional areas and all areas of the company to self-select for participation.

Beyond merely amassing data, such teams can be helpful in discovering hidden opportunities, and in "assaulting assumptions" that might preclude exploration from traditional departments. Creativity is valued in such teams, and is allowed to flow freely. Successful innovation means more than just hatching ideas. It means being able to move on those novel solutions and champion them into specific results that create tangible customer value, improve processes, and build new opportunities. Creativity and passion are required at the inception and during each phase along the way to deal with bureaucracy and inertia. From the smallest improvement to the "bet the company" mega-product, ideas depend on people's commitment to bringing them to fruition.

Futures councils or "opportunity SWAT teams" as they are sometimes called, won't guarantee you'll be a first mover on any trend. They won't guarantee you'll spot discontinuities. What they will do is provide an early warning system for imagination and innovation and creativity and dreaming to become a part of the fabric of the organization where none existed before. The trick then is to keep the momentum going, to sustain the enthusiasm.

Principle No.3 - Organizations must involve everyone in the innovation process. Today, the vast majority of organizations don't pay their people to innovate. In fact, they don't even expect them to think! Nearly two thirds of 641 managers and hourly workers surveyed by consultant Kepner-Tregoe of Princeton, New Jersey, said their companies don't use even half their brainpower. More than 70 percent compared their organizations to a "slow moving truck" blaming the condition on a failure to involve employees in decisions and a lack of training or rewards. Many jobs have actually been designed to eliminate the thinking component altogether, and not just entry level jobs either. Then, in the midst of a crisis, employees are asked to suddenly be creative, to "think outside the box," and management is underwhelmed by the results.

In the innovation economy, this dormant creativity must be tapped. Unleashing people's ability to solve problems and create opportunities becomes paramount to survival. Teaching people how to "work the system" in an organization, and to champion their ideas toward implemented solutions is quickly becoming the real work of forward-looking training departments.

A few companies have known this all along. Akio Morita, the founding chairman of Sony, believed that a company would never rise to its potential if all the thinking was left to management. "Everybody in the company must contribute," Morita wrote in his book, Made in Japan, "and for the lower-level employees their contribution must be more than just manual labor. We insist that all of our employees contribute their minds."

Beyond a seldom-used suggestion system for cost-saving ideas, most companies have no organized method for stimulating or harvesting the good ideas of their most valuable resource, their people. Not so at companies that are architected for continuous, all-enterprise innovation. Some of Dana Corporation's plants receive 3.5 ideas per month, per employee, with a 75 percent implementation rate. At Disney, a thrice-yearly Gong Show, where anyone in the company can pitch a new concept, is the forum where the company's retail format was first proposed by an employee. At London-based Virgin Group, a flight attendant who didn't like how she was treated in planning her own wedding, that led Alisa Petchey to pitch the idea through the company's Speak Up Program.

Not all ideas that people come up with will be useful. Many will be redundant, self-serving, and absolutely useless. But not to have an organized method for harvesting ideas is tantamount to erecting a billboard at the entrance to your company announcing, "If we had wanted your ideas, we would have asked for them."

Principle No.4 - A company must work constantly on improving its climate for innovation. The word culture is generally used to describe a company's values, traditions, priorities, and paradigms. A company's culture may be centered on spreading its service ethic, "going the extra mile for the customer," or its fierce commitment to quality, or engendering loyalty to "the company way," while its climate may stifle innovation by fostering too much loyalty and an unwillingness to make a mistake or take a risk.

To gauge the climate in your firm ask yourself these questions: What happens to creative, out-of-the-box mavericks in your company? What happens when someone fails? How many people say to employees, "We want you to take risks, and we want innovative ideas bubbling forth. And, by the way, we also want you to make your numbers, and we don't want any embarrassing failures." Unfortunately, only the latter half of that message gets communicated. The first half falls on deaf ears.

There are at least three possible responses to a "failure." You can: a) cover up the failure and refuse to acknowledge it. You can, b) acknowledge the failure, assign blame, or c) you can acknowledge the failure, make every effort to learn from it, and share the learning broadly. Innovative companies are above all, learning organizations. They realize that the degree of learning is directly related to the degree of open acknowledgment of the failed effort, and what happens to those associated with the "failure" says everything about who ventures forth in the future.

Unleashing an innovative climate has little to do with sending employees to rah-rah creativity seminars. It has more to do with how "innovative activity" is looked upon by management - the emphasis it is given, the role it takes in the organization's collective conscience, and people's views of what behaviors management genuinely expects.

Climate is the "feeling in the air" that you get when you visit a company. That climate is created by practices, procedures, and rewards. If the climate is favorable for innovation, you will sense that everyone is eager for the organization's advancement - to reach a milestone that has never been met; in other words advancing toward a specific stretch goal, whether it's a new product, a new business model, or opening a new market. The organization is in a state of becoming, rather than a state of being. It is creating the future rather than managing the past.

The organization with a favorable climate for innovation is one that provides the context for people to collaborate in groups, teams, divisions, and departments without boundaries or fear. And since innovation is really a process of problem-solving, this informal networking can't be limited only to internal sources. A team of researchers at Rensselaer Polytechnic Institute (RPI) in Troy, N.Y., conducted extensive field interviews with the teams involved in such breakthrough projects as GE's digital X-ray, Texas Instrument's digital light projector, GM's hybrid vehicle, IBM's silicon-germanium devices, and DuPont's biodegradable polymer. The research found that informal networks were critical in all 11 of the breakthrough projects. The networks were not confined to the R&D community, but operated between R&D and the business units, and between R&D and outside constituents: customers, suppliers and governmental agencies. These contacts helped give early validation to the idea's potential and generate political and financial support. They also helped to provide access to scarce resources, friendly customers, and government funding.

The new century promises to bring more change, more complexity and more competition. The expectations of customers and Wall Street will continue to rise. But companies that pay attention to strengthening this core competency have nothing to fear - and everything to gain.

Fix the Xbox 360 by Preventing Your System From Overheating

The Xbox 360 is known for its performance issues and some pretty serious errors that leave the Xbox 360 inoperable. It's important that Xbox 360 owners have the proper information to prevent the likelihood of coming face to face with some of the more serious errors that plague the Xbox 360 Gaming system. In order to know how it's important to first understand why the Xbox 360 experiences these errors so that you will better understand how to properly handle your system so you won't need to fix your Xbox 360 later on down the line.

The Xbox 360 has been known to have some serious overheating issues which many if not most Xbox 360 errors are related to, and stem from this one central issue. Xbox has even released statements that their system has a problem with using more power than is necessary. Simply put when the system does this it causes the system to overheat by using more power than it's capable of withstanding. Getting a little more technical, in order to run and process games the Xbox 360 requires the use of two main chips: The Graphics Processing Unit (GPU) and the Central Processing Unit (CPU). Both of these chips are essential and are required in order to run your Xbox 360 properly.

Now keeping what I told you about the chips in mind, when your Xbox 360 overheats these two essential chips get very hot. When you are continually turning your console on and off these two chips will heat up and cool down rapidly and this is not good. After a period of time when too much strain is placed on these chips by means of heating and then cooling down the motherboard starts to become affected and will slowly start to bend due to the excessive amount of heat in your case. Once the motherboard reaches the breaking point, and the soldering that holds the important components to the motherboard will start to come loose and this will result in errors such as game freezes. Take it one step further to the point of the solder breaking completely, and we have what is commonly known as the Red Rings of Death.

Console Placement, Proper Air Ventilation, and Reducing Time Spent Playing

So as you can see, essential components coming loose in your Xbox 360 that affect the mother board is no good and we need to prevent this. Some things that you can do to help prevent these serious errors from happening to your system is to practice proper console placement and proper air ventilation. Many 360 users tend to stack tons of different items on, and around their Xbox 360's. By simply making a space only for your 360 with nothing on top or around it you prevent and decrease your odds of running into some serious system errors. Also try and keep your system from any confined or narrow spaces and make sure it has plenty of room to get plenty of air flowing through and around it. This baby needs to stay cool at all costs or it's the Red Rings of Death for You. Now with this and the use of proper ventilation your system will have the necessary requirements to keep itself from breaking down.

Over 80% of all Xbox 360 owners suffer from over-heating issues and most of that percentage is due to improper care of their system and over use. The Xbox 360 has small fans inside of the console that are meant to ventilate your system and keep it cool while it's running. These fans should be cleared of any dust that has lodged itself to your fans. Remove the dust and you increase the ventilation for your system. It's also a no brainer that when you keep your system on for more than 24 hours that sucker is going to get really hot and that is not good. So it's highly recommended to not keep your system on for any longer than that - any longer and you're pushing your odds of having to eventually fix your Xbox 360 because you have the Red Rings of Death.

Decrease your Odds of Facing the Red Rings of Death.
Aside from ventilation, improper care, and extensive use here are a few suggestions that you can begin using to decrease your odds of running into the Red Rings of Death and having to eventually find a way to fix your Xbox 360.

1. Clean the ventilation holes of any dust lodged to the consoles fans.

2. The power cord requires proper ventilation so make sure this has room to breathe.

3. Your system needs to be in an area that is not confined and crowded.

4. Your system should not be left on for any longer than 24 hours. 24 hours may even be too long.

The Blazer SI-100 Excalibur, multi-purpose, butane torch and hot air soldering kit is a tool kit that provides tools for soldering, hot air blowing and torch flame needs. The torch creates a precise flame emitting from a nozzle head, allowing direct heat application to an object. It is commonly used for detailed purposes such as brazing, plumbing, soldering, heating, jewelry making, and culinary, dental, and lab applications. Tools within the kit are also used for electronic, automotive, woodworking, lapidary, and general maintenance.

The SI-100 is a multi-purpose tool kit, providing a self-igniting and cordless soldering iron, hot air blower and refillable butane gas torch. The set includes five, interchangeable tip choices: reflector, hot air blower, knife, one 3.5-millimeter chisel and one 3.0-millimeter diagonal. It also comes with a wrench, sponge, and one tube of 60/40 coiled silver tube of solder. The torch features a child-resistant mechanism, and an instant ignition switch.

The torch houses a piezoelectric ignition system, which is based on a pressurized molecular reaction, and requires no electric connection. Piezoelectric energy occurs when the trigger is activated, releasing a small, spring-loaded internal hammer that strikes a crystal, producing a spark and resulting in gas flame ignition.

With a maximum flame temperature of 2,500 degrees F, the torch has a 7.0-gram gas capacity, weighs 4.9 ounces and is 9.0 (l) inches. The case measures 10.25 (l) x 4.38 (w) x 1.5 (h) inches. Welding Fabrics Using Battery Powered Heat Guns

The heat gun is an extremely versatile tool and can even be used for fabric welding. The restricted hot air blasting from the heat gun helps fuse sheets of plastic tarpaulins together creating an impermeable seam that is capable of withstanding stress while in use. The seam therefore becomes as strong as the original material because the heat gun melts the fabric together.

Hot Air Soldering

Plastic sheets can be welded together to make tarpaulins and customize them for a large number of uses. With the heat gun this can be done faster than usual and the process becomes extremely easy. This helps you to make customized pieces of durable plastic sheets in practically no time at all. The added benefit is that you can use such customized pieces for a variety of tasks as the tasks may require different sized plastic sheets. Many people use such plastic sheets to make covers for their boats or trucks and other such vehicles. With your heat gun you can therefore create a cover to shield your goods while in transit.

Hot Air Soldering

To weld two pieces of plastic fabric into one you need to cut both pieces according to the required size with an inch and a half of extra material to be used while making the seam. The next step is to lay the sheets out making sure that the extra material overlaps by an inch. A slit nozzle is then attached to the heat gun and the hot air produced from it should be directed over the overlapping material so that it melts and is welded into one piece. You will then need a feed roller to press the area of the seam.

Air Conditioner Not Cooling? Things To Check

Summertime should be a time of relaxation, rest, and maybe vacationing, but definitely not a time or worry and expense because you suddenly discover your air conditioner not cooling as it should be. A well qualified heating and air conditioning technician can be invaluable during the summer months if this occurs. However if the problem is serious enough your bank account could suffer. Many times though the problem can be solved with a quick check of your system if you know what to look for. Below are some simple things to look for that may save you money whether or not you decide to use the services of a service technician.

Hot Air Soldering

* Dirty coils - The coils on your inside unit are a magnet to dust and dirt. Even if you are diligent in replacing your air filters every 3 months as you should, it is inevitable that eventually your coil system will need cleaning. Make sure you turn the power off to the main unit before inspecting the coils. Use a cleaner recommended by a local service store for best results (a quick call should do the trick). Be forewarned though as this is a dirty job, so be prepared with gloves, a shop vac, and an ample supply of disposable towels.

Hot Air Soldering

* Poor insulation - If you live in a particularly hot climate you may notice some of your rooms are not as cool as others. The thermostat may read properly but poor insulation will not allow the air to cool sufficiently. Check all door seals and attic spaces for improper insulation. Sometimes the problem can be solved by installing a few extra rolls in the attic space above. Upstairs rooms are typically more difficult to cool and may require additional insulation material.

* Crimped or blocked air ducts- If only one or two rooms suffer from inadequate cooling, check the air ducts supplied to those rooms. Occasionally they can become blocked with dirt, or cotton/fiberglass material and block the flow of air. This may require detaching the duct from the source and blowing air into it. Such as from a squirrel cage fan or a shop vac to see if there is adequate air flow. Other times the blockage may be a crimped duct. Check all air pathways for damage such as holes or crimps.

* Bad terminal - If you cannot hear the compressor come on from the outside unit, but the inside unit is blowing air (but not cool air), check the terminal at the box. Sometimes just replacing this can solve the problem immediately. If not, then you may have a compressor problem.If the compressor is coming on and the inside unit seems to be working properly, you may have insufficient freon. Freon leaks are rare, but they do happen in older units. This requires hooking the unit to a freon gauge. Again, this is best done by a licensed technician.

* Bad compressor - If the compressor in the outside unit doesn't come on as it should, or intermittently comes on, you may get by with a "starter kit" in some cases. Ask your technician if this is a plausible solution before considering replacing the compressor. Word of warning: A bad compressor in an older unit may be a sign that it is time to replace the entire unit. Replacing just the compressor could be just an expensive short term solution that eventually leads to replacement of the whole unit anyway.

How To Completely Rehab Your Home In 10 Days!

This report is about taking a house and restoring it to an aesthetically pleasing dwelling that has reclaimed it's functional utility. In effect, it is the anti-aging medication for bricks and mortar.

This report assumes that you have already or will soon acquire the proper house. The one that is in essence, ripe for rehab. Be selective and sure of the house's potential to allow for a profit after all the hard work is done. I will help you find your house or houses.

In the proverbial nutshell, it helps if you choose a house from the start that has a sound plumbing, heating and electrical system.

o Plumbing

o Heating

o Electrical

These are things that are expensive to correct in relation to the value they return to you upon resale. Most often, people cannot see the inner workings of these systems and they take them for granted.

Very few buyers are going to give you an extra ,000-,000 in your asking price because you have replaced things that they can't see and already take for granted as just a basic component that is buried in the structure. Also, they assume these components to be warranted against defects by you.

After all, it is mandatory in most, if not all states that you fill out a disclosure form that tells the buyer of every defect that exists or ever has to your knowledge. So inspect the systems of your investment alternatives carefully, as they can be expensive to repair and replace, with minimum dollar return value being realized at the sale.

Along these same lines, you should also pay close attention to the following cash vacuums:

o Roof

o Foundation

o Structural Integrity

Here are a few ways to quickly gage a home from its appearance:

Stand across the street from it. Now look at the bones of the structure. Does it look like a sway-backed horse, with the roof sagging in the middle? Does it have flat areas in its design that don't allow water to be drained away quickly?

Water, dampness and rot are the equivalent of cancer to the human body when it concerns a structure. Shingles can be replaced. That won't necessarily stop me from buying. Usually I will use that old roof as a bargaining chip in negotiating the seller down to a lower price. However, if I crawl into the attic and see that the plywood has become rotted and truss members are also affected, it's time to move on to my next potential deal. Life is too short and I will never rehab it in 10 days if I have to rip the roof off and rebuild it too.

Some other conditions, such as sagging eves, wavy roof surface, rotten fascia and trim pieces, and insect infestations can be deal killers too, if severe.

Solution: Get into the structural members with a long, sharp, sturdy, standard flat-tip screwdriver and attempt to penetrate structural components that are made of wood. You won't hurt anything if there are no underlying deficiencies. However, if someone has freshly painted over or patched it, that screwdriver is one heck of a lie detector! Use it.

Now, I'm not saying people would do that. It may just be the termites have eaten everything but the exterior coating of the wood to conceal their activity whatever the case probe.

There are also tile roofs, metal roofs, cedar shake roofs, hot-rolled roofing, tar and gravel roofs and always a few new high-tech roof coatings. I feel my main concern is whether the decking or the roof support structure has been undermined by water, insects, rodents, poor materials, poor design or craftsmanship, a lack of fasteners, strapping, etc.

Shingles and coatings can be replaced. Just know what is underneath. That's my criteria. Negotiate lower for needed replacement of roof coverings if you can. I dwell on roofs because it protects everything else!

Next on the list of deal killers is the foundation. The same thing applies to the foundation. I will start by standing back from it and looking at it from a distance. Does this place look like the Leaning Tower of Pisa? Or are the seams coming apart? Do the windows and doors look square? Are porches, stairs and additions on firm ground as well?

Block homes can tell you very quickly if they are stressed out just by the appearance of the mortar joints. Those giant unsettling cracks can and do tell a story. This does happen and mortar cracks maybe 10-years old. You need to investigate further.

Once again, water is a sign of trouble with foundations because it leads to erosion, rot, mold and mildew. It washes out foundation materials and slabs will crack. It rots sill plates and your walls are no longer firmly attached to a base.

If you have a crawl space, it's time to get your coveralls on and get in there. Now, let's use our heads here and I mean this! Before you enter a dark, supposedly uninhabited, infrequently entered, dark and restrictive to movement area, assess the situation. Ask someone who has knowledge of the dwelling if there has been any animal activity that they know of. You may also encounter bees, wasps, ants, spiders, snakes, slugs, mosquitoes, rats, mice and a host of other inhabitants. Beware and be prepared. It's truly another world in some cases.

If you don't want to do it, hire a professional and I do mean a pro, not some Joe who says he is one. For goodness sake, use a licensed professional home inspector to protect yourself in all areas if you're just not sure!

OK, you're a trooper and you're going in. Good for you, Rambo! You'll make it in this business because it takes faith, guts and determination. By getting into this type of situation, you'll learn a lot more about every part of the homes you inspect.

You should have a strong flashlight, your trusty screwdriver, maybe some insect repellent and a safety observer standing at the access entry to give you piece of mind. Now you can go to the perimeter walls and inspect where the walls meet the foundation. Look for rot, misalignment, cracks, separations, water damage or any other condition that doesn't appear normal.

While you're down there, look at the other foundational supports, you will see pier blocks and posts, other concrete support pillars and walls, beams, joists and cross bracing, and the underside of sub-flooring. Check this stuff's condition. Does it look original? Is it structurally sound? Or are there some discrepancies that need further investigation? Take a good look and smell!

Don't leave yet. You also will want to look at all that plumbing and electrical that is there as well. Scan the perimeter. Do you see any sunlight coming in from where it shouldn't be? That might be a hole that needs repair. This is common sense land, not computer a chip lab. You can inspect for general condition. Simply follow everything to its logical end, looking mainly at the condition of the different components.

OK, you've made mental and physical notes. Now dust yourself off and go inside the house if everything has checked out so far. So the roof and foundation have passed your keen eye. Let's look at the rest of the house with respect to its structural integrity. More than half of your structural integrity check at this point is already complete as the roof and foundation are two of the most important components and those have been done. Now you are left with the interior spaces of the structure.

Here's what I do once inside. I stand at the front door with a checklist in hand (www.inspectamerica.com) and I begin to scan the walls, ceiling and floors. I'm looking for water stains on all three surfaces, as well as patches that were used to repair or conceal damage. I go through every room and look for signs of damage or concealment.

Any flat floor is a good candidate for my scientific marble test. I'll drop my marble; if it rolls to a corner, that floor ain't level, Buckwheat. That's a simple test but I do want to know that the under-layer or sub-flooring is sound and firmly attached to all those joists, and beams and trimmers and blah, blah, blah.

Soft spongy floors are of concern, creaky floors are annoying and rotten floors are another story. So once again, I'm looking at the structural support of the floors. I don't care that the cheap, yellowed vinyl is coming up at the seams. I don't care that the carpet is matted down or thread bare, and I don't mind if the finish is worn off of hardwood floors or tiles are loose.

Floor coverings fall under the label of cosmetics. That's such a pretty word and that's what you want to concentrate on: cosmetics...more on that in a moment.

So the floors pass my test for sub-flooring and structural integrity is great. Now I can check that the walls are square because they are attached to that floor, and then I can check that the doors all operate properly and are square too.

How much more can there be than that, Dan? Well, let me tell you a few things that can bite you here. Let's say the structure overall is good. By that, I mean you have a solid roof, a solid foundation and sturdy floors and walls.

What is behind those walls? The things that bite you aren't usually seen until you get bit. One particular painful bite is finding out your wiring is not grounded or that the circuits are not properly protected. You're looking for three-pronged outlets and modern plastic-encased wiring made of copper, not aluminum. You want circuit breakers, not fuses. What you really need here is a licensed electrician to do this more in-depth and professionally licensed review of the system.

I have seen more than one Joe Homeowner rehab go up in flames because of a lack of respect for electricity. Licensed electricians bring you up to code and protect your investment. Find a good one and make it a point to shower him or her with praise, attention and money well spent.

They will give you free estimates, so use them as a preliminary inspector with you. If you decide to buy it, use them to do the work that needs to be done.

Plumbers are a breed apart. You would think they use gold for soldering your pipes with the prices they charge. My grandfather was a plumber and I was on the truck with him at nine years old. A plumber may or may not give you a free estimate. With a little digging, it can be done. Just give them the work if indeed you do buy the house.

With plumbers, the only time you're going to need one is if you are doing major system work or the once every ten year hot water heater job. Also the occasional clogged main sewer line to the street.

In today's P.V.C. plastic plumbing kits world, you can hire just about any good all-around handyman to get the job done. If you have to tear through a wall to get at plumbing, building code inspector-man will say, "Get a licensed plumber."

Heating and cooling: the air conditioning system, if the house you're inspecting doesn't have adequate heating and cooling, that can become expensive. Let's say you have a flat roof home in a hot climate with window unit air-conditioners, and you intend on bringing this house up to what a modern day home dweller expects.

You may have a problem. Where would you put new ductwork if you don't have attic space to house and route central heat and air? Once again, call in a pro if you need some advice. They do give free estimates!

Here's a point for you to follow up on: the plumbing, heating and air-conditioning guys all drive service trucks. Be on the lookout for those trucks if they are your neighbors; go say "Hello" and introduce yourself.

Regardless, I have always done this and what I am saying is this: these guys most always work on the side and that means half price. You may have to pull a permit as a homeowner but the savings is substantial. Develop a network of these blue-collar geniuses. They are the guys who will transform your investment fast!

So now you have a solid house. By that I mean, plumbing, electrical, heating and air-conditioning, roof, foundation and overall good structural integrity.

So what's left to do? Call in your army of carpenter ants, from painters to carpenters and flooring installers, yard maintenance and tree trimmers, and handymen of all sorts.

This is the whirlwind tour. Let the demolition guy in first. Order a dumpster for the next ten days. Order demolition man to throw out everything including the kitchen sink. What I am out to do at this point is to clear the decks.

A blank canvass is created for the painters to perform the transformation. They come in at this point and patch and paint. Let them blast the place with their airless paint-spraying arsenal inside and out. Give them 3 days and you have just added a huge improvement to your investment. This is the biggest dollar-for-dollar return you can make.

One cautionary note here: Make absolutely sure that quality paint is used. When it comes to painting, it's the labor that kills you, not the material. I insist on Sherwin Williams Super Paint. It is a miracle formula that I am convinced could cover up bullet holes without any patching compound and it lasts forever. It's worth every penny; insist on it!

So my idea of finding the ideal fixer upper is to find those where the structure and systems are fine but it still needs demolition man and the paint brigade. Everything up to this point has been inspection and appraisal of the situation. Once I'm satisfied that it is a cosmetic rehab and not the expensive money pit, I send in my cosmetologists.

I wouldn't call these guys that to their face but these are normally men adding residential make-up to the bricks and mortar. Once the painters leave, the flooring guys are right behind them, laying tile and carpet. These guys are out in 2-3 days and my cabinet and handyman plumber are attacking.

Light fixtures, vanities, toilets, sinks, doors, switch plates and outlet covers...wham, ten days are up and this house is either held out for rent, lease-optioned or sold for a whole heck of a lot more than the ten grand I put into it, if that much.

You must be somewhat of an appraiser and deal finder. It takes time to recruit your cosmetologists, but you will run across them in your travels. Friends and family usually can provide you with some serious leads. Start networking and talking to tradesmen. Get their numbers and schedule them to descend upon your ugly duckling at certain times and watch the transformation begin.

It took me years to learn these tricks. I did it all myself for years and it always took three months when I did it myself. The sad part is that I thought I was saving money that way.

Can you see how much I actually lost? Here is a quick example. I bought a house for ,000. Its deficiencies were purely cosmetic. I used other people to do all the work and I pitched in to keep them organized. Ten days later, it was done. I spent a total of ,000 on materials and labor and it appraised at ,000 in 10 days!

That's ,000 in 10 days, not 3 months. Now marketing time would take 45 days but I know how to do that too, and I will also show you how you can do it too.

There is no doubt about it. This can be done and you can do it. In all honesty, it may take you 30 days to achieve a completed house. That's may be 3 times what it took me but I am experienced.

Here's a pretty neat way I figured out how to find good cosmetologists (tradesmen). If I know relatively no one in the area, I will ask a local appraiser to suggest who he would use if he were me.

This is an intelligent way to ask that question. I ask it in this form: "If you were me, who would you use?" Now that triggers a self-preservation mechanism in their brain and they give me excellent people, who are very good at what they do! Try it; it works.

I went to appraisal school and learned a lot. Believe me, appraisers are underrated and treated poorly. They truly are experts at discerning quality and value. They know whom does quality work. Make friends with a competent appraiser and the lenders that accept their appraisals. Hint: You'll get very fair evaluations and their lender approves them.

Marketing, hunting, finding and capturing the "ripe for rehab houses" is another book entirely. However, don't lose faith because I have written that book for you as well. Here is an excerpt from my other book. It is called Magic Bullets In Real Estate.

There are 4 phases, or lifecycles, to real estate and here is how it often goes. Phase 1 You will see new construction, bright shiny homes popping up, landscaping contests, baby strollers and tricycles in the neighborhood. This is probably going on in the suburbs of the city, as new growth tends to radiate out at a pace of one mile per year from growing and prosperous cities.

Phase 2 The same neighborhood now 10-15 years later has aged a bit and now you see basketball hoops and 2-wheel bikes, as the kids are older and want more mobility.

Phase 3 The kids are grown and gone with families of their own and now the parents are riding their own 3-wheel bicycles, trikes to the hip grannies. Here in Phase 3, you're looking at 25-35 year old homes, where some people are passing away. Others are just hanging in and some are moving in with the kids or going to an A.L.F. (Assisted Living Facility). No doubt, you have outdated homes, deferred maintenance and some repairs to be made. Here is the beauty of this whole thing. These are my cosmetology candidates. Here's why! The formally elder owners lived there and they needed everything to work. They didn't update it. They just fixed things that needed repair in order to maintain a level of comfort. They had pest control and the Sears man come annually and piddled around. So things were kind of looked after in that manner. Buy here!

Phase 4 Revitalization - That's what happens as a result of you buying your ripe-for-rehab fixer-upper in Phase 3 neighborhoods. Odds are, you will rent it out, lease-option it or sell it to a young family when it does sell, and guess what? Yep, out come the tricycles and baby strollers and it starts all over again.
